Airbnb has announced changes to how it calculates service fees for hosts who use Property Management Software (PMS) and Channel Manager systems such as MyRent.

What is changing?

Until now, most hosts used the so-called split-fee model:

  • the host paid approximately 3% Airbnb commission

  • the guest paid an additional Airbnb service fee when booking

The new model introduces a single host-only fee, with Airbnb deducting the entire commission from the host's payout. For most users who use a PMS or Channel Manager, this fee is 15.5%.

Does this apply to MyRent users?

Yes.

Airbnb has confirmed that the 15.5% model is mandatory for hosts who use Property Management Software or Channel Manager systems. This includes MyRent users connected to Airbnb through the official integration.

Will I earn less?

Not necessarily.

Airbnb has prepared a price adjustment tool that allows hosts to automatically update their prices and keep approximately the same payout as before the fee model changed.

Example:

  • Before: the accommodation price was €100, and the guest saw additional Airbnb fees during the booking process.

  • Now: the guest sees a more complete final price in advance, while Airbnb deducts its commission from the host's payout.
