Airbnb introduces a simpler fee structure

Imagine that the guest sees your price and - that's it. No extra surprises at the end of the booking, no confusing hidden fees. From October 27, 2025, this is precisely what Airbnb's new change in the method of charging fees will bring.



What is changing?

Until now, both guests and hosts paid separate service fees. So the guest ended up paying more than you set. This often makes it difficult to compare prices and can turn away potential bookings.

Now Airbnb is introducing a flat fee of 15.5% , based on the global average of their existing fees. The difference is that this fee will be included in the price you set – and the guest will see exactly that price.



What does this mean for you as a host?

  • Transparency : the guest sees the price you set - without additional costs at the end.

  • Easier market positioning : it's easier to compare your prices with your competitors because everyone now uses "final price".

  • Impact on payouts : Airbnb will deduct the 15.5% fee from your set price and the difference is what you get.

  • Possibility of adjustment : from October 27th you can raise prices if you want to keep the same profit as before the change.


Practical example

If you set a price of €100 for a night now, the guest might see €115 (due to their fee), and you'll end up with around €97.
From October 27th, if you place a bid of €115, the guest will see exactly €115, and you will be left with around €97.

The guest is more satisfied because they know the exact price in advance, and you retain control over payments.



What should you do?

  1. View the prices - adjust them so that your payment remains at the desired level.

  2. Update your communication materials – if you mention "guest fees" anywhere, it's no longer relevant.

  3. Keep up with the competition – because everyone now communicates transparent prices that guests see immediately.
